Anyone who promises you a custom gunite pool in 4–6 weeks is either cutting corners or not being straight with you.
The best time to start a pool build in SW Florida is October through February. Less rain means fewer weather delays, cooler temps make life easier for the crew, and you'll be swimming by spring. The worst time? June through September, when daily afternoon thunderstorms can delay every phase by days or weeks.
Before anyone shows up with an excavator, a lot happens behind the scenes:
This is the dramatic part. A big machine shows up and digs a big hole. It's loud, it's messy, and it happens surprisingly fast.
A crew installs a cage of steel rebar throughout the pool shell. This is the skeleton of your pool—it's what gives the gunite its structural integrity. The rebar grid gets tied by hand and shaped to match your exact pool design, including benches, shelves, steps, and spa. Then it gets inspected by the county before anything else can happen.
The steel inspection is a pass/fail moment. If the county inspector finds issues with spacing, depth, or tying, they have to be corrected and re-inspected. This is a good thing—it means the system is working. But it can add 2–5 days to your timeline. Don't panic.
All the pipes that will circulate water through your pool, spa, and water features get installed. Electrical conduit for lights, pumps, and automation goes in too. This phase also requires a county inspection. It's not glamorous work, but it's essential—fixing plumbing after the shell is shot is enormously expensive and disruptive.
This is also the time to run any extra conduit for future landscape lighting, speakers, or irrigation. While the trenches are open, it costs almost nothing. After the deck is poured, it costs thousands.
This is the day your pool goes from a hole with pipes and rebar to something that actually looks like a pool. A truck (or several trucks) shows up and sprays a concrete mixture over the rebar cage. It takes most of a full day, it's extremely loud, and the dust is real. Close your windows.

Weather matters enormously here—you can't pour concrete or set pavers in the rain, and Florida summers bring rain almost every afternoon.
The pump, filter, heater, salt system, automation controller, and all other equipment gets installed on the equipment pad and connected. The electrical panel gets wired. More inspections happen. Everything becomes functional, though you still can't use it yet.
If you're getting a screen enclosure (and in Florida, you should be), this typically happens after the deck is complete. The enclosure crew sets the aluminum frame and stretches the screen. This is usually a separate subcontractor from your pool builder.
The interior surface of your pool gets its finish coat—plaster, quartz, pebble, or whatever you selected. The pool begins filling with water immediately after plastering. This is critical: the water must rise continuously and evenly. Do not stop the fill for any reason. Uneven filling can cause discoloration, staining, and cracking in the fresh plaster.

A fiberglass pool is a pre-formed shell manufactured in a factory and delivered to your home on a truck. A hole is dug to match the shell's dimensions, the shell is lowered in, leveled, backfilled, and connected to equipment. Benefits:
The trade-offs: You are limited to the manufacturer's available molds. Maximum width is typically 16 feet (because the shell has to fit on a truck on the highway). No true custom shapes. And in Florida specifically, there's a real concern: high water tables can cause fiberglass shells to "pop" out of the ground if the pool is drained and the groundwater pressure pushes the lightweight shell upward. A flexible vinyl liner is stretched over a steel or polymer wall frame set in the ground. The most affordable option upfront ($35,000–$55,000 installed). The liner is smooth, non-abrasive, and available in many patterns.
The problems: The liner needs full replacement every 7–10 years at $4,000–$8,000 per replacement. It's susceptible to tears from pets, furniture, pool toys, and sharp objects. It's uncommon in Florida—most FL pool builders don't install them, which means finding service and repair can be difficult. And it doesn't hold up well to Florida's intense year-round UV exposure. For almost every homeowner in Southwest Florida, vinyl is not the right answer.

Pool equipment is where a lot of homeowners feel lost. Builders throw around terms like "variable speed," "salt cell," "automation controller," and "heat pump" and expect you to know what matters and what doesn't. Let me break it down in plain English.
The pump is the heart of your pool. It circulates water through the filter, heater, salt cell, and back into the pool. There are two types:

Whichever you choose, install enough lights. One light in a pool over 400 square feet creates dark spots. Two lights minimum for most pools; three for larger or L-shaped designs.

No collateral required. Faster approval (sometimes same-day). But interest rates are higher (10–16% for most borrowers) and terms are shorter (5–12 years), which means higher monthly payments.
Many builders work with lenders who specialize in pool financing (like Lyon Financial, HFS Financial, or Viking Capital). These can be convenient—the builder handles the paperwork—but always compare the terms to what you could get on your own. Some builder-arranged financing includes dealer fees that get built into the loan amount.
Get pre-approved for financing before you talk to builders. Knowing your budget prevents you from falling in love with a $100,000 design when your budget is $65,000. And having financing in hand gives you negotiating leverage—builders prefer working with pre-approved buyers because there's no financing risk.

What matters more than the pool itself is how it's integrated into the property. A beautifully designed outdoor living space with a pool, quality decking, a screen enclosure, and landscaping can add $30,000–$60,000 to a home's appraised value. A pool with a cracked deck and no enclosure might add $10,000—or nothing.
Don't build a pool purely as an investment. Build it because you want to live with it. The ROI is real, but it comes in the form of daily quality of life, family time, and health benefits—not just the resale number.

Pool builders and contractors use industry terminology that can be confusing. Here's what the most common terms actually mean.
Automation System
An electronic controller that manages your pump, heater, lights, and other equipment from a panel, remote, or smartphone app. Major brands: Pentair IntelliCenter, Hayward OmniLogic, Jandy iAqualink.
Backwash
Reversing water flow through the filter to flush out trapped debris. Applies to sand and DE filters; cartridge filters are cleaned by hand.
Baja Shelf (Sun Shelf / Tanning Ledge)
A large, shallow (6–12 inch deep) flat area inside the pool, designed for lounging in shallow water. One of the most popular features in Florida pools.
Bonding
Connecting all metal components near the pool to a common electrical grid using copper wire. Required by code to prevent electrical shock. Not the same as grounding.
Coping
The cap or edge material that sits on top of the pool wall where the deck meets the water. Common materials: travertine, pavers, poured concrete, bullnose tile.
CYA (Cyanuric Acid / Stabilizer)
A chemical that protects chlorine from being destroyed by UV sunlight. Essential in outdoor pools. Too little = chlorine burns off quickly. Too much = chlorine becomes ineffective.
DE Filter (Diatomaceous Earth)
A filter type that uses diatomaceous earth powder as the filtering medium. Filters to the finest particle size (2–5 microns) but requires periodic backwashing and DE replenishment.
Draw Schedule
The payment plan for your pool build, specifying what percentage is due at each construction milestone. Protects both homeowner and builder.
Gunite
A dry concrete mixture pneumatically sprayed at high pressure over rebar to form the pool shell. Technically different from shotcrete (which uses wet mix), but the end result is essentially the same. The Florida pool standard.
GFCI (Ground Fault Circuit Interrupter)
A safety device that cuts power instantly if it detects electrical current flowing through water or a person. Required on all pool electrical circuits.
Heat Pump
An energy-efficient pool heater that extracts heat from the surrounding air and transfers it to the pool water. Works best when air temps are above 50°F (ideal for Florida). Uses electricity, not gas.
Lien Waiver
A document from your builder (and their subcontractors) confirming they've been paid for completed work. Protects you from having a lien filed against your property if the builder fails to pay their subs.
Marcite (Plaster)
The most basic interior pool finish. A white or tinted cement-based coating applied to the gunite shell. Smooth when new, tends to roughen with age. Lifespan: 5–10 years. The most affordable option.
Pebble Finish (PebbleTec, StoneScapes, etc.)
A premium interior finish that mixes small pebbles or stones into the plaster. More durable than standard plaster (10–15 year lifespan), better color options, and a more natural appearance. Rougher texture.
Quartz Finish (Diamond Brite, Hydrazzo, etc.)
An interior finish that mixes quartz aggregate into the plaster. Smoother than pebble, more durable than standard plaster. A good middle ground between marcite and pebble in both cost and longevity.
Retainage
The final 5–10% of the contract price held back until all work is complete and all punch-list items are resolved. Standard practice in construction that protects the homeowner.
Salt Cell (Salt Chlorine Generator)
A device installed in the plumbing line that converts dissolved salt into chlorine through electrolysis. Eliminates the need to buy and handle chlorine. Cells last 3–5 years before needing replacement ($400–$800).
Sheer Descent
A water feature that produces a smooth, clear arc of water falling from a raised wall into the pool. Creates a clean, modern aesthetic and ambient sound. Lower maintenance than rock waterfalls.
Shotcrete
Similar to gunite but uses a wet concrete mix instead of dry. The finished product is essentially identical. Which method a builder uses depends on their equipment and preference.
Skimmer
A built-in opening at the water's surface that pulls floating debris into a basket for collection. Most pools have 1–2 skimmers. The basket should be emptied weekly.
Spillover Spa
A spa elevated above the pool level so that water cascades from the spa into the pool. Creates a waterfall effect and allows the spa to double as a water feature.
Sunshine 811
Florida's "call before you dig" service. Locates and marks underground utilities before excavation begins. Your builder should coordinate this. Free to use.
Variable-Speed Pump (VSP)
A pool pump with an adjustable motor speed. Runs low and slow for daily filtration (using minimal electricity) and ramps up only when needed. Required by Florida code on new installations. Saves $80–$150/month vs. single-speed pumps.
VGB (Virginia Graeme Baker Act)
A federal safety law requiring anti-entrapment drain covers on all pools and spas. Named after a child who died from drain entrapment. All new pools must comply.
Waterline Tile
Decorative tile installed along the top 6 inches of the pool wall at the water's surface. Serves both aesthetic and practical purposes (easier to clean the scum line on tile than on plaster).
Weir
The small flap door inside a skimmer opening that helps regulate water flow and keeps debris from floating back into the pool when the pump turns off.
